Commercial flat roofs are especially vulnerable leaks due to their low slope. Water tends to pool on flat surfaces, increasing the risk of leaks. Compounding the problem is flat roofing systems’ increased exposure to ultraviolet (UV) rays. Over time, UV rays can slowly break down the roof membrane, causing cracks and leaks to form.

Flat roofs’ susceptibility to moisture and UV damage are the main reasons why applying roofing coatings makes practical – and financial – sense. How can roof coatings protect your flat roof?

Additional Protection Against the Elements

Roof coatings are applied by brushing or spraying a layer of base coat and then a layer of top coat on the roof membrane. Roof coatings serve as an additional layer of protection for your roof against the elements. Keep in mind that the level of protection varies depending on the type of coating. For instance, silicone coatings are the only coating that can provide complete UV protection. Thanks to its UV-stable composition, it’s able to resist UV damage for a long time.

Energy Savings

Reflective roof coatings can also help lower a building’s cooling costs. Instead of absorbing heat, light-colored roof coatings reflect the sun, reducing the strain on the building’s HVAC system. Not to mention roof coatings can help extend a flat roof’s lifespan, reducing landfill waste.

Keep in mind that roof coatings aren’t a cure-all for roofing issues. Although coatings are sometimes applied to temporarily avoid tearing off your existing roof, it can only prevent, not fix, roof damage. In general, coatings aren’t recommended for roofs that are more than 15 years old. Remember: before making any roof-related decisions, it’s best to consult a contractor.
